Our London team is JIB-aligned, CHAS accredited, Safe Contractor registered and CSCS-card carrying for site-based work.

Why Commercial Painting Is a Different Discipline from Domestic Painting

Commercial painting and domestic painting use the same paint and the same brushes. The discipline is fundamentally different.

Commercial painting works around the operation. Offices stay open. Hotels keep guests in adjacent rooms. Restaurants trade. Hospitals operate. Retail trades trading hours. Schools occupy classrooms. This drives phased, overnight and weekend delivery, dust-control, acoustic separation, paint-spray containment, and aggressive next-day dry times. Domestic painting has none of these constraints.

Specifications are tighter. Commercial paints must meet fire-rating, washable-class, light-reflectance, indoor air quality (low-VOC), durability and warranty specifications that domestic paints do not. Class 0 / Class 1 fire-rated coatings, scrubbable Class 1 vinyl matt for hospitality, antimicrobial for healthcare, anti-graffiti for accessible exteriors, heat-reflective heat-reflective for sun-exposed façades. A commercial contractor knows which spec the building actually needs.

Documentation matters. EPC compliance (London)  increasingly require documented VOC content and energy-efficiency contributions. Insurance audits expect documented spec compliance. Listed Building Consent applications require sympathetic-finishes evidence. We provide spec sheets, COSHH data, product warranty registration and as-applied finish documentation as standard.

Scale matters. Commercial projects routinely involve thousands of m² across multiple floors with phased programmes, paint quantity planning, equipment hire (cherry pickers, scaffolding, mast climbers), sprays, RAMS and CDM compliance. Domestic decorators are not set up for this.

  • Intumescent coatings: Fire-rated paint applied to structural steel that expands under heat to provide 30, 60, 90 or 120-minute fire resistance. Mandatory on exposed structural steel in many commercial buildings.
  • Anti-graffiti coatings: Sacrificial and permanent clear coatings on building exteriors, particularly for street-level retail, public transport interfaces, schools and underpass walls.
  • Anti-mould and anti-fungal coatings: For high-humidity environments, basements, swimming pool surrounds, hammams.
  • Antimicrobial coatings: For healthcare, food production, pharmaceutical environments. Silver-ion and copper-ion technology paints.
  • Heat-reflective and cool-roof coatings: White and pigmented elastomeric heat-reflective coatings on roofs and external walls reduce surface temperature significantly, lower air conditioning load, extend roof and coating service life. Brands include Jotun Jotashield, Dulux Weathershield, Berger Weathercoat.
  • Anti-slip coatings: Applied as paint systems on stair treads, ramps and walkways where flooring replacement is impractical.

Decorative Finishes

  • Venetian plaster: Multi-layered polished plaster for premium residential, luxury retail, hotel lobbies and feature walls. Marble-effect, silk-finish, high-gloss.
  • Polished plaster: Traditional Italian polished plaster (marmorino) with depth and gloss.
  • Micro-cement: Seamless cement-based finish for walls, floors and counter tops. Industrial-modern aesthetic, increasingly specified for luxury bathrooms, retail and restaurant interiors. Brands include Tixe Beton, Topcret, Senso, Mortex.

Spray Application

Spray application delivers a significantly smoother finish than brush or roller for the right substrates, and is significantly faster on large areas.

Our Painting and Decorating Process

  1. Free site survey. Existing surfaces inspected, condition documented, surface preparation requirements identified, photographic record kept.
  2. Specification and sample sign-off. Paint type, brand, sheen level, colour selection, fire and durability classification. Large samples (typically 1m² minimum) applied on site for client sign-off the only reliable way to judge colour in the actual lighting.
  3. Fixed-price quotation. Itemised preparation, paint and materials, labour, spray hire, scaffold or cherry picker hire, protective sheeting, dust control, waste removal.
  4. Programme and approvals. Programme of works, RAMS, CDM compliance (UK), permits to work (confined spaces, working at height), Listed Building Consent applications where required, COSHH and waste management plans.
  5. Surface preparation. The single most important step. Cleaning, sanding, filling, priming, mould removal where present, lead-paint testing on pre-1970s UK surfaces, primer for difficult substrates. Inadequate prep is the most common cause of premature paint failure we don’t skip it.
  6. Application. Brush, roller, spray as per spec. Two-coat minimum on most surfaces, three-coat on bare and newly skimmed surfaces. Drying times respected, recoat intervals followed.
  7. Inspection, snagging and handover. Final inspection in the same lighting conditions the room will be used in. Snag list raised and cleared. Touch-up paint left for client. Paint specification document handed over.
  8. Aftercare. 12-month workmanship warranty as standard. Manufacturer warranties on specialist coatings (typically 5–25 years for façade systems, 10 years for intumescent, lifetime on some heritage materials).

Why Commercial Clients Choose J Sons & Co. for Painting

Commercial-grade specification, not residential standards. Class 0 fire-rated paints, scrubbable Class 1 finishes for hospitality and healthcare, antimicrobial for clinical, low-VOC for indoor air quality, durable acrylics for high-traffic areas. We specify what the building actually needs, not what’s cheapest.

Surface preparation done properly. The most common cause of paint failure on takeover surveys is inadequate prep. We do it right cleaning, sanding, filling, priming, mould treatment, lead-paint testing on pre-1970s UK surfaces, primer for difficult substrates.

Live-environment delivery. Offices stay open during repainting. Hotels keep guests in adjacent rooms. Restaurants trade during off-hours redecorating. Schools redecorate over half-term and summer holidays. Phased programmes are standard practice for us, not an exception.

Heritage and listed-building experience in London. Sympathetic finishes, traditional materials (limewash, distemper, traditional oil-based gloss), Listed Building Consent applications, the documentation Heritage England and conservation officers expect.

Specialist coatings expertise. Intumescent painting to structural steel certified for 30, 60, 90 and 120-minute fire resistance. Anti-graffiti for accessible exteriors. Anti-mould for high-humidity environments. Antimicrobial for healthcare.

Decorative finish capability. Venetian plaster, polished plaster, micro-cement, metallic finishes delivered by specialist applicators, not generalist painters dabbling in techniques outside their skill set.

Multi-site portfolio capability. Hotel groups, restaurant chains, retail brands multi-site decorating rollouts managed under a single master contract with volume pricing.

Fixed-price quotes. Once specification and sample are signed off, the price is locked. Variations quoted and approved before work proceeds.

12-month workmanship warranty as standard. Manufacturer warranties (up to 25 years for premium façade systems) pass through to client.
